Market Statistics for Rochelle Park, New Jersey

For the period October 1, 2008 through September 30, 2009, the NJ MLS reported total sales of (38) single family dwellings in Rochelle Park , Bergen County, NJ the median selling price was $328,600 average DOM was 99 days and SP/LP was 89%

For the period October 1, 2007 through September 30, 2008 the NJ MLS reported total sales of (41) single family dwellings in Rochelle Park. The median selling price was $360,000, average DOM was 93 days and SP/LP was 90%

Based upon these statistics, it appears that there has been a price decline of approximately 8.9% in the median sales price. Obviously, the data presented above are impacted by the product mix.

Please note that the dates listed above are intended to be similar to the dates used for assessment purposes.

Is Tax Assessor an Expert?

A Minnesota Tax Court judge ruled that an assessor can not be considered an expert in presenting appraisal evidence as required by (USPAP) Uniform Standards on Professional Appraisal Practice. Most assessors in NJ are licensed appraisers but they may not have a certified general license which is required to appraise commercial properties. Municipalities will have to hire appraisers to defend tax appeal cases.

Dr. Moshe Cohen is a Certified General Appraiser who teaches appraisal courses and has done extensive valuation research at the Wharton School.

Your Tax Dollars at Work

Two workers for the city public works department are busy at work One would dig a hole and the other would follow behind and fill the hole in. They worked up one side of the street,then down the other, then moved on to the next street, working furiously all day without rest, one digging a hole, the other filling it in again.

An onlooker was amazed at their hard work, but couldn’t understand what they were doing.

So he asked the hole digger, “I’m impressed by the effort you two are putting into your work, but I don’t get it — why do you dig a hole, only to have your partner follow behind and fill it up again?”

The hole digger sighed, “Well, I suppose it probably looks odd because we’re normally a three-person team. But today the one who plants the trees called in sick.”
